## The four decisions that actually matter

Colour and window layout are the fun part and they are also the easy part. These four are the ones that decide whether you like the door in five years.

### 1. Insulation, and reading the number honestly

Doors are advertised with an R-value, and that number is not what most people think it is. DASMA is direct about it: R-value is *calculated* on a single door section, U-factor is *tested* on the complete installed door assembly including track, hardware, joints and seals, and "these two values are not comparable to each other." They are not even reciprocals of each other for a garage door.

What insulation genuinely buys you on an attached garage in this climate: a warmer room over the garage, a much quieter door, and a stiffer door that resists denting and wind. What it does not buy you is a heated garage, if the walls and ceiling are uninsulated and the door to the house is not sealed.

### 2. Weight, because the counterbalance has to match it

An insulated steel door is significantly heavier than the uninsulated one it replaces, and the springs have to be sized for the new weight. This is not optional and it is not an upsell: DASMA lists applying a spring to a door heavier than the manufacturer's specification as a real cause of premature failure, including where weight has been added to a door after installation.

### 3. Windows, and what happens to them in a cold snap

Glazing looks good and it is the single most common source of a service call people did not expect: condensation. DASMA's position is that garage door condensation "is not normally a product defect", but the characteristic result of a warm humid garage meeting a cold door surface, and that "even double or triple pane glazing units may experience condensation in humid garages." A wet car parked inside is a very effective humidifier.

It is worth having windows. It is also worth knowing this before January rather than after.

### 4. Colour, on a door that faces the sun

A dark insulated door in direct sun will bow more than a light one, because the outer skin grows relative to the inner skin. DASMA calls this thermal bowing and says plainly that it is "an inherent characteristic on garage doors with insulated bonded core sections and is not considered a product defect", with darker colours and larger doors both increasing it. It is manageable with the right reinforcement, and it is a conversation worth having if you want a black door on a south-facing double.

## Foam insulation and the Canadian code

The foam inside an insulated door is a code matter, and the Canadian rule is not the American one. The National Building Code of Canada requires the foam plastic itself to be rated for flame spread and smoke development by testing to CAN/ULC-S102, with a flame-spread rating not exceeding 200 and a smoke-developed classification not exceeding 300. Unlike the US model codes, the NBCC contains no prescriptive requirement on the material or thickness of the covering over the foam.

One line from that same sheet is worth repeating because people ask: a sectional garage door is not intended for installation in a fire-rated wall. That is a different product entirely.

## Measuring, and why we do it at the house

An opening is not just a width and a height. The install depends on headroom above the opening, backroom into the garage, the side room beside the opening for the track, and whether the jambs are sound enough to fasten to. A door quoted off a photo is a door that arrives and does not fit, or that fits with a compromise nobody told you about.

Non-standard openings are common on older Hamilton and Dundas garages, and low headroom is common on anything with a converted or lowered ceiling. Both are solvable; both need to be known before ordering.

## What the install includes

1. Removal and disposal of the old door, track and hardware.
2. New track, rollers, hinges, brackets and cables sized to the new door.
3. New springs matched to the new door's weight and to a cycle rating you choose.
4. New perimeter weatherstripping and a new bottom seal.
5. Reconnecting or replacing the opener, with travel and force settings reset for the new door.
6. A balance test and a safety reversal test before we leave.

Being an authorized dealer matters for a boring reason that shows up years later: a replacement section can be ordered against your original order rather than guessed at from a photo. ## Do you need a permit?

For a like-for-like replacement in the existing opening, generally no. Making the opening bigger is a different matter.
