## Why a whole street's springs fail in the same year

This is not bad luck and it is not a defect. Springs are rated in cycles, not years, and every door on a street built in the same season started counting on the same day. Garaga states that springs generally supplied on the market have a service life of 10,000 cycles, which it describes as more than 13 years at two openings a day. A family that uses the garage as its front door does four to six openings a day, which puts the same spring at four to seven years.

So when a neighbour has springs replaced, that is a useful signal about your own door rather than a coincidence. The practical response is not to panic, it is to have the door looked at and, when the springs do get replaced, to ask for a higher cycle rating so the next set outlives the mortgage renewal. ## Builder-grade is a specification, not an insult

A production builder specifies to a price, which is legitimate and is why the house was affordable. What it usually means at the garage: the base cycle rating on the springs, plastic or unsealed steel rollers, a chain drive opener, and the base insulation package. None of that is defective. All of it is the cheapest option that met the spec, and all of it is worth upgrading at the point where it fails anyway, because the labour is already being spent.

## Rural Flamborough: wind, and doors with nothing in front of them

Carlisle, Millgrove, Freelton, Rockton and the concession roads have properties where a wide door faces open field with no windbreak. Wind load on a garage door is a designed quantity, not a vague worry: DASMA publishes a wind load guide for garage doors and commercial doors based on the National Building Code of Canada, and the rating a door carries is tied to the exposure it is installed in.

In practice, a door on an exposed rural lot flexes visibly in a gust, which loads hinges, rollers and track that were not sized for it. If a wide door is going onto an exposed opening, reinforcement is a specification question worth asking about rather than an upsell to wave away.

## Detached shops and second buildings

A lot of Flamborough properties have a second, larger detached building with a door big enough to take a trailer or a tractor. ## Permits

Hamilton's rules apply here. Replacing a garage door in its existing opening is not on Hamilton's permit list; *"creating new door or window openings or increasing the size of openings"* is. Building Division: [905-546-2720](tel:+19055462720).

Rural Flamborough properties may also sit on conservation authority land, and Hamilton names Conservation Halton (905-336-1158) and the Grand River Conservation Authority (519-621-2761) as well as its own authority, depending on the watershed.
