St. Catharines is the east end of our run, and it is the part of the territory where the climate does the most damage. Lake air, a canal through the middle of the city, freeze-thaw either side of zero rather than one clean freeze, and four months of road salt. All of that lands on the two parts of a garage door that fail from corrosion: the lift cables and the bottom section.

## Why corrosion is the local story

DASMA names two things that shorten spring life which describe this city precisely. First, extreme climatic conditions: it recommends that doors in climates subject to frequent precipitation, extreme cold, or proximity to a saline location be kept closed where possible, because leaving a door open exposes the springs to swings in temperature, moisture and air quality. Second, rust: "rust reduces the effective area of spring wire, which in turn reduces its overall strength", and creates corrosion pits from which fatigue cracks accelerate.

Where that shows up on a real door: the bottom few inches of both lift cables, which sit in the wet where salt and grit collect, and the bottom section, which rusts from the inside out and looks fine from the driveway until the paint lifts. ## Port Dalhousie and the lakeshore streets

Closest to the water, the effect is strongest: humidity, wind off the lake and salt in the air on top of salt on the road. Detached garages here are frequently older, unheated and open at the eaves, which is a corrosion environment rather than a storage environment. On these we look at cables and the bottom section before anything else.

## Older neighbourhoods, older openings

Old Glenridge, Western Hill, Merritton and the streets around the original canal alignment have garages that predate standard door sizes and modern framing practice. The four measurements that decide the job are opening size, headroom, backroom and side room, and DASMA's inspection guidance is worth repeating here: where a building occupant is unsure of the condition of the framing the door is attached to, a building contractor or design professional should be involved. New track fastened to soft or previously repaired jambs will not stay in alignment.

## Water at the door line

Niagara gets a lot of rain and a lot of freeze-thaw, and both attack the joint between a garage door and a slab. Before anyone sells you a thicker seal, it is worth knowing DASMA's position that sectional doors "are not leak proof or watertight", and that its remedy for floor-level water is at the concrete: a sill sloped 3 to 5 degrees, or a notch in the slab lip below grade, at least half an inch deep, for the door to close into. ## Permits

St. Catharines has its own building department and its own rules, and Thorold, Lincoln and the rest of Niagara each have theirs. Replacing a garage door in its existing opening is normal maintenance; enlarging the opening is structural work on an exterior wall. ## Getting here
