## The lower city: rear-lane garages and non-standard openings

Below the escarpment, a large share of garages are detached structures at the back of the lot, reached from a lane. Two consequences follow. First, the openings are frequently not a modern standard width, because they were built for a car that was narrower than yours and framed by whoever owned the house at the time. A door quoted from a photo will not fit; we measure the opening, the headroom, the backroom and the side room on site.

Second, these garages are often unheated, unfinished and open to the weather at the eaves, so the hardware corrodes faster than it does in an attached garage. When we look at one of these, the first things checked are the bottom few inches of both lift cables and the bottom section for rust perforation from the inside out.

## The Mountain: post-war singles reaching the end of a second life

Above the escarpment there is a very large stock of post-war houses with a single garage, many of which are on their second door and their first or second opener. Two patterns come up constantly here: an opener old enough to predate modern entrapment protection, which is the strongest case there is for replacing rather than repairing it again; and an insulated replacement door hung years ago on springs that were never re-rated for the extra weight. DASMA lists applying a spring to a door heavier than the manufacturer's specification, including weight added after installation, as a cause of premature failure and a manual-operation safety issue.

## The escarpment access roads are why timing matters

Hamilton is effectively two cities separated by a cliff with a limited number of ways up it. That is not a complaint, it is scheduling. A morning call to the Mountain and an afternoon call to the North End are different runs, and the honest answer about a window depends on which side of the brow you are on and what time it is. ## Permits: what the City of Hamilton actually says

Hamilton's building permit page lists *"creating new door or window openings or increasing the size of openings"* and *"relocating door or window openings"* as work that requires a permit. Its list of projects that do not require a permit includes *"Replacing existing windows to the same size and location where no fire resistance rating is required"*.

So a like-for-like garage door replacement in the existing opening is not on the permit list. Widening the opening, raising the header or cutting a new opening is. Hamilton also states that penalties under Section 36 of the Building Code Act carry maximum fines of $50,000 for an individual, or $500,000 for a corporation, for a first offence.

Building a detached garage at the same time? Hamilton exempts a detached accessory structure such as a garage or carport accessory to a house where it is not more than 15 square metres, not more than one storey, and has no plumbing. Above that, it needs a permit.
